Mobile-home roofs can be repaired or replaced, but their construction varies by manufacturer, age and model. Never assume a roof will carry a person's weight. Inspection and repair should be planned through the park, manufacturer, dealer or a contractor experienced with the specific home.

How mobile-home roofs can differ

  • Lightweight construction. Manufacturer handbooks warn owners not to walk on or place heavy objects on park-home and holiday-home roofs. Use safe access arranged by a competent professional.
  • Different coverings and details. Depending on the unit, a roof may use profiled metal, coated sheet, membrane or another proprietary system. Seams, edges, vents and flues must be assessed against the manufacturer's details rather than treated like a standard house roof.
  • Low pitches. Water can move more slowly and defects around joints or penetrations may show sooner. Keep gutters clear where fitted and investigate staining or damp promptly.

Repair, re-cover or roof-over?

Local repair may suit a small defect where the surrounding covering and structure are sound.

Re-covering may be considered where an appropriate compatible system can be installed without trapping moisture or overloading the structure.

A roof-over is a specialist alteration, not a standard upgrade. The contractor should assess structural capacity, condensation risk, ventilation, drainage, existing damage and any park or manufacturer requirements before recommending it.

Maintenance from ground level

Look for damaged gutters, loose visible trim, failed sealant, staining and signs of water entry without climbing onto the roof. In coastal locations, salt exposure can accelerate deterioration. Follow the handbook for your own make and model and contact the dealer or manufacturer where details are unclear.

Choosing someone for the job

Ask for experience with mobile or park homes, the proposed system specification, confirmation of how safe access will be provided, and written details of ventilation and drainage. The checks in our roofer-selection guide also apply.
