Can I get an SEAI grant for roof insulation?

SEAI offers attic insulation grants: standard amounts range from €1,100 to €2,000, with higher amounts of €1,400 to €2,500 for eligible applicants. The grant depends on dwelling type and eligibility. Figures below were checked on 31 August 2026.

Current attic insulation grant amounts

Enhanced grants apply to eligible first-time buyers and homeowners receiving qualifying welfare payments. The first-time-buyer route includes qualifying existing homes purchased from 1 January 2025. See SEAI's eligibility and grant terms.

SEAI also offers other routes, including the Warmer Homes Scheme for eligible households. This page focuses on individual attic-insulation grants. Compare the grant with your actual quotation rather than assuming it covers a fixed share of the cost.

Who qualifies

• Your home must have been built and occupied before 2011
• The home needs an MPRN. Prior attic-grant funding at that MPRN can exclude a further grant; apartment eligibility depends on heat loss through the roof.
• You must be the property owner (landlords can apply for rental properties)
• The work must be carried out by an SEAI-registered contractor
• You must apply and receive grant approval before any work starts

Get written grant approval before work starts, as required by SEAI. Check the current terms before committing to a contract or paying a deposit.

How to apply, step by step

1. Get a written quote from an SEAI-registered contractor (our guide to choosing a contractor applies here too).
2. Apply online at seai.ie. You will need your MPRN (the 11-digit number on your electricity bill), your dwelling type, the year the home was built and your contractor's details.
3. You have 30 days to accept the grant offer once issued.
4. After the work and post-works BER, submit the required signed paperwork. SEAI advises allowing four to six weeks for payment processing; inspections or remedial work can delay it.
5. A post-works BER assessment is required; a small SEAI grant (currently €50) contributes toward it.

Attic insulation can reduce heat loss, but must be planned alongside the roof's ventilation needs.

The roofline warning most people miss

Thick attic insulation must not block the ventilation path at the eaves. If insulation is pushed hard into the edges where the roof meets the walls, air cannot circulate and condensation can build up in the roof space, quietly rotting timbers over time. What the grant does not cover

This individual attic-insulation grant is not a general roof-repair or re-roofing grant. The SEAI grants relate to insulation and energy upgrades only. If your roof needs repair as well as insulation, budget for them separately and see what a new roof costs for the repair side.
